Building my own house was an enlightening experience.

I now know why clients change their mind, change it back again, then change it again.

I now know why clients are so stressed, especially towards the end of the build.

And I now feel like contacting all my past clients and apologising for getting annoyed when they wont make up their mind.

I now have eternal patience for self builders.

The existing building on my site was an asbestos Church Hall. I demolished this and built a stud framed hempcrete house with glu-lam trusses and wood-fibre board permanent shuttering.

I had a very strict budget for my build, £100k and no more. The house is 102 sqm (floor area) and I spent £100k.

I used the existing foundation and services but I did have the extra cost of demolishing the asbestos building, taking this and my years labour of 16 hours days into account I reckon I built the house for the equivalent of £1650.00/sqm.

Which I don’t think is bad considering its all natural materials and it performs exceptionally well.
